On Thurdsay 18th October, three of the lrm team attended the 23rd Annual Conference of the Association of Residential Managing Agents. The theme of the conference, ‘Agents for Change’, captured perfectly the efforts of ARMA and its members to drive up standards in the industry and, in the absence of Government regulation, put in place a comprehensive set of standards that any leaseholder can be assured of receiving when using an ARMA regulated member.
The conference featured a wide range of speakers including representatives from Government departments, the Civil Service and the Law Commission – It quickly became clear that the mood of Government has changed and the wide ranging regulation that ARMA and its members have for so long campaigned for is now on the horizon. A welcome change of tact undoubtedly, It appears ARMA’s focus will now shift to ensuring that the views of stakeholders in the leasehold sector are properly represented and to share the experience gained in setting up an industry regulatory body.
Lrm welcomes and embraces efforts to regulate the sector and will be engaging in Government consultations where appropriate.
Lrm are delighted to be appointed as managing agent for a large scheme in Maidstone of 502 units with the first phase due for completion in autumn 2019. Lrm will be providing expert consultancy throughout the build process and will be working with the developer on the phased release of the apartments.
This development is one of a number of new instruction’s won by the team outside of London in Reading, Aylesbury and St Albans.
On 6th July, David Melisi, our Head of Client Finance (third from left), took part in the Longest Golf Day Challenge at Essendon Golf Course in Hertfordshire on behalf of Macmillan Cancer Support.
Setting off at 4:30am and battling through blistering sunshine and blistered feet throughout the day, David and his team finished just under 17 hours later; covering 40 km – just short of a marathon distance – and over 55,000 steps. The team raised over £4,000 for the charity – a superb effort and worthy of a celebration at the 19th hole!
It was a spooky fun filled evening for the youngest residents at Rathbone Place this Halloween as they battled it out in a pumpkin carving contest! The entries were so fantastic that the judges declared a tie!
Lrm have taken on the management of over 80 flats as part of a portfolio purchased by a major PLC client.
The flats are a variety or 1, 2 and 3 beds. A number of the flats are currently let and lrm is undertaking refurbishment of a number of other flats and will then be seeking tenants and managing the flats and the buildings.
Lrm have set out to provide professional expertise in all aspects of property management to cater for the needs of our clients under one roof. The letting management division compliments the block management, customer care and cleaning divisions.
On Friday July 6th, our Head of Client Finance David Melisi will be taking part in MacMillan Cancer Support’s Longest Day Golf Challenge, playing four rounds in one day at Essendon Golf Course in Hertfordshire. He takes on this challenge, which will equate to walking in excess of 40km in a day whilst dealing with the stresses of being an average golfer, in memory of his late Grandfather who passed away earlier this year after a battle with a brain tumour. We wish him the best of luck for this amazing cause!
Lrm are delighted to announce our new cleaning division, focusing on providing cleaning services for leaseholders and tenants.
We have rolled out the service on an experimental basis in a couple of developments and this has proven to be very popular.
All of our cleaners have had full training, wear a uniform and are familiar with the developments.
Once a contract has been signed we fit a tag in the apartment and our cleaner ‘tags’ in when they visit and then ‘tags’ out once the cleaning has finished, providing residents with peace of mind that we have been and completed the necessary tasks.

Our management team recently attended the Leasehold Conference run by News on the Block.
The day was split into smaller breakout sessions, and the team enjoyed a mix of informative and interactive presentations.
One of the most interesting sessions was on the upcoming changes in GDPR held by Brethertons. With the new regulations coming into effect in May, it’s important that the impact to the Property Management sector is understood and addressed. More on this to follow shortly…

lrm Property Relations Manager Aleksandra Pater has a passion for running that she’s now putting to great use! Aleks will be running 12 half marathons in 12 months, in various countries, for Nowzad – a charity that works on rehabilitating and rehoming animals rescued by soldiers in Afghanistan. The charity also works with local women, helping them to build veterinary careers. Aleks has been training extremely hard to get herself in shape for the task ahead and has bought herself some fancy trainers to help her along the way! She has just completed her first half marathon in excellent time, so its one down and eleven to go! Well done Aleks!
Residents have started moving into Gabriel Square in St Albans. lrm are overseeing a phased management occupation and, under our customer care banner, are carrying out pre-completion inspections, resident inductions, sparkle cleaning and defect customer care service over the next couple of years.
Here at lrm we are continuing to look at ways to improve the way we deal with fire safety, recognising it is one of the most important issues we are tasked with managing for our customers. We have recently worked with our Health & Safety and Fire Risk providers to roll out new reporting software which is now live! This enables us to easily extract action points from risk assessments, allowing us to work with a fully auditable and live document, where tracked progress can be shared with our clients, customers and any Fire Authority at a drop of hat. We hope this will enable us to be more transparent with our customers and offer further reassurance that fire safety is treated with the upmost importance on all of our developments.

lrm attended the annual ARMA Conference on Wednesday 18thOctober where Sajid Javid MP, Secretary of State for Communities and Local Government made a surprise announcement that Government are planning to regulate our sector, aiming to increase transparency, allow challenges and make it easier for leaseholders to switch. He addressed the ARMA members as ‘the good guys’ but said rogue agents plague the industry which was simply not acceptable. Having championed regulation for some time, we at lrm we are excited to hear more on the Government’s plans to regulate, which will achieve a fairer leasehold management industry.
Last week the Central London Team hosted Nabilah Allé from our thirty strong Century City, Cape Town operation. This was Nabilah’s first visit to London and she thoroughly enjoyed it and made the most of her trip.
Nabilah can be seen at Macklin Street with colleagues in front of our presentation wall which will soon feature our brand new logo. Our fond farewell’s to Nabilah as she now returns to the warmth of South Africa, and to the old lrm logo!
