Insurance Claims

In case of an incident -

  • If the origin is within your flat, ensure that it is repaired immediately to avoid any subsequent damage to your flat or neighbouring flats (see section below regarding costs).
  • If the origin is not within your flat, alert the flat where the origin seems likely to be or LRM Ltd if this it is in the communal parts.

If you need to make a claim for damage caused by
the incident -

  • Immediately contact the building's Property Manager (020 7438 1080) with the date, cause and description of the incident and the evident damage. You will require a copy of the repair invoice if this is applicable to your flat. Do not delay reporting the incident because you are waiting for the repair invoice.
  • If the Property Manager considers that a potential insurance claim should be logged then you will be instructed as how to proceed.
  • You will be required to provide photographs, measurements of the area affected and two written detailed and competitive estimates for the reinstatement of the damage. Do not delay reporting the incident because you are waiting for the written estimates.

To recover costs caused by the incident -

  • The cost of repairing the cause of the incident is not covered by insurance but a copy of the invoice for this is obligatory for the insurer before any claim will be considered.
  • The cost of tracing and accessing the cause of the incident is normally recoverable and these invoices will be required for the insurer's consideration. NB repair costs should be noted separately to trace and access costs by the contractor for this purpose.
  • The policy excess is not refundable.

Notes:

  • Please ensure that plumbing/heating systems and appliances are regularly maintained and records kept.
  • Each claim made against the insurance contributes to increases in the policy premium and policy excesses for the building.
